How the Live Local Act exemption works

Florida’s Live Local Act, section 196.1978, gives multifamily owners a property tax exemption on rent restricted units. Units for households at or below 80% AMI receive a 100% exemption. Units for households at 80% to 120% AMI receive a 75% exemption, unless the local taxing authority has opted out of that tier. AMI means area median income.

Qualification depends on the unit count, the property’s construction date, and the rents and incomes the owner restricts. The eligibility check at the top of this page reviews each one.

The Florida Housing certification window for 2027 runs from January 1 to January 15, 2027, and the property appraiser application is due March 1. We prepare the Florida Housing filing, work with the property appraiser, and keep each property compliant every year.
